This requirement is specific to each town: the process differs in Antibes, Mougins or Le Cannet, so check with your local town hall if your property is not in Cannes.

Yes, it is entirely possible to keep occasional personal use of your property while renting it short-term. In that case, we recommend keeping personal belongings in a locked space (a dedicated room, annex, garage or locked cupboard), so guests have full use of the property during their stay. We also recommend clearly marking your personal blocked dates in the booking calendar, to keep things unambiguous.
No. Creating, optimising and distributing your listing across platforms (Airbnb, Booking, and others) is fully included in our Essential and Premium plans, at no extra cost. This is one of Propera's founding principles: no hidden fees, regardless of how many platforms your property is listed on, and no setup fee. We also commit to publishing your listing within 48 hours.
Several layers of protection apply in the event of damage or theft. On Airbnb, AirCover for Hosts covers property damage and theft, with coverage of up to $1 million, alongside $1 million in host liability insurance. We also recommend checking with your own insurer that your home insurance policy covers short-term rental activity, as some policies exclude this use by default; a landlord (non-occupier) insurance policy is generally the safest option. At Propera, a full inventory check is carried out after every checkout, which greatly simplifies any insurance claim if needed.
