How much does an Airbnb concierge cost on the French Riviera?

A concierge typically charges between 18% and 30% of pre-tax rental income, depending on the scope of services included. Propera offers two fixed-commission plans: 20% (Essential Pack) and 25% (Premium Pack), with no setup or termination fees.

Does a concierge really increase my income?

Yes, generally. Professional management, daily dynamic pricing, quality photos, multi-platform distribution, responsiveness and calendar optimisation, frequently increases income by around 40% compared to self-management or a fixed-rate agency, even after the commission is deducted.

Do I need to register my short-term rental in Cannes?

Yes. Any short-term furnished rental in Cannes must be declared to the town hall and obtain a registration number, which must be displayed on every listing. If the property is not your main residence, a change-of-use authorisation may also be required depending on the neighbourhood. This requirement is specific to each town: the process differs in Antibes, Mougins or Le Cannet, so check with your local town hall if your property is not in Cannes.

If I'm not satisfied, am I free to leave?

Yes, entirely. At Propera, no contract commits you to a minimum term: you can end our collaboration at any time, with a simple 30-day notice by email and no penalty, subject to honouring bookings already confirmed.

Can a concierge manage my property if I don't live nearby?

Yes, this is one of the main benefits of the service: the concierge handles the entire management locally, including check-in, cleaning, guest communication and pricing, allowing a non-resident owner to rent out their property without ever having to travel, wherever it is on the French Riviera.

What is the difference between long-term and short-term rental?

Long-term rental (a standard 1 to 3 year lease) offers stable but capped income. Short-term rental (nightly bookings, Airbnb-style) requires more management but generally generates significantly higher income on the French Riviera, thanks to strong tourist and event-driven demand. A concierge lets you benefit from this potential without carrying the management burden.

How are nightly rates set?

Dynamic pricing adjusts the rate daily based on several factors: real-time demand, local events, competition in the area, seasonality and how full the calendar already is. Propera updates rates every day to maximise revenue per night, in both high and low season.

Does Propera manage properties outside Cannes?

Yes. Propera operates in Cannes and the surrounding towns, notably Antibes, Mougins, Le Cannet and Mandelieu. Local presence is a founding principle: every property is followed locally, not managed remotely from a centralised platform.

Can I still use my property myself?

Yes, it is entirely possible to keep occasional personal use of your property while renting it short-term. In that case, we recommend keeping personal belongings in a locked space (a dedicated room, annex, garage or locked cupboard), so guests have full use of the property during their stay. We also recommend clearly marking your personal blocked dates in the booking calendar, to keep things unambiguous.

Are there any fees for listing my property?

No. Creating, optimising and distributing your listing across platforms (Airbnb, Booking, and others) is fully included in our Essential and Premium plans, at no extra cost. This is one of Propera's founding principles: no hidden fees, regardless of how many platforms your property is listed on, and no setup fee. We also commit to publishing your listing within 48 hours.

What happens if guests damage or steal from my property?

Several layers of protection apply in the event of damage or theft. On Airbnb, AirCover for Hosts covers property damage and theft, with coverage of up to $1 million, alongside $1 million in host liability insurance. We also recommend checking with your own insurer that your home insurance policy covers short-term rental activity, as some policies exclude this use by default; a landlord (non-occupier) insurance policy is generally the safest option. At Propera, a full inventory check is carried out after every checkout, which greatly simplifies any insurance claim if needed.

Do you screen the guests who book my property?

Yes. We want renting out your property to be completely worry-free for you. Our team systematically verifies guest identities, favours profiles with positive reviews and a verified account, and asks about the purpose of the stay before confirming any booking.
